Schertz home inspections, with the inspector in the driver's seat

Schertz is about 15 miles southwest of New Braunfels along I-35, so it is a short trip for me and well inside my no-trip-fee area. The city sits mostly in Guadalupe County, with parts reaching into neighboring counties, in the corridor between New Braunfels and San Antonio. The housing leans toward newer subdivisions, along with some older homes and country properties near the edges of town.

In newer neighborhoods, buyers sometimes assume a recently built house has nothing wrong with it. In my experience, a new home still deserves a careful inspection, because problems are far easier and cheaper to get fixed before closing or while a builder warranty is still active. If you are buying new construction in Schertz, I can inspect at the pre-pour slab, pre-drywall and final completion stages, and I also do warranty inspections at the 11-month mark. For resale homes, I take a thorough look at the roof, foundation, structure and the major systems, and explain what needs attention now and what can wait.

Schertz sits on the Coastal Plains side of the Balcones Fault Zone, not far from where the Hill Country rises to the northwest. That means many Schertz lots have deeper soils, and clay-rich soil moves as it takes on and loses moisture. It is the kind of ground where I watch the foundation, the grading around the house and gutters and downspouts closely. I inspect on both sides of the fault line, so I have a feel for how the same warning sign can mean different things on a rocky Hill Country hillside and on prairie-side clay.

I started inspecting homes in 2016. I am licensed and insured, TREC#22234 and TPCL#783068, and every full home inspection includes aerial drone use and an irrigation system inspection at no additional charge. Pricing is based on the square footage of the home.

I am quick to respond, and because I am a one-person operation, your message goes straight to the inspector rather than an office. I document what I find on site and walk you through it in plain language. Agents are welcome to reach out too. To get started, text me the Schertz property address and ask for my first availability.
