Cibolo home inspections for new builds and resale homes

Cibolo is roughly 15 to 20 miles southwest of New Braunfels, next door to Schertz in Guadalupe County. It has grown quickly over the last several years, and much of what is for sale there is newer housing in planned subdivisions. That makes it a place where new construction inspections matter.

If you are building in Cibolo, I can inspect at the stages where problems are easiest to find and fix: before the slab is poured, before the drywall goes up, and again when the home is finished. A three-phase combination is available. I also offer a warranty inspection at the 11-month mark, which gives you a chance to document issues and bring them to your builder while the warranty is still in effect. For a resale home, I do a full inspection of the structure, roof, foundation and major systems, and I explain what I see so you can decide with confidence.

Cibolo is on the Coastal Plains side of the Balcones Fault Zone, where the land flattens out away from the Hill Country. Soils in this part of Central Texas are often deep and clay-rich, and they swell and shrink with moisture, which is why foundation performance, drainage and lot grading are a big part of how I look at a home here, new or resale. I spend time on both sides of the fault line, from rocky limestone terrain to prairie clay, and that perspective helps me tell you what a finding is likely to mean.

I started inspecting in 2016, before the Central Texas housing boom, so I have seen homes from many eras and builders. I am licensed and insured, TREC#22234 and TPCL#783068. Every full home inspection includes aerial drone use and an irrigation system inspection at no additional charge, which is handy in neighborhoods with landscaped yards.
