Seguin home inspections, straight from the inspector

Seguin is about 20 miles by road southeast of my home base in New Braunfels, so it is well within the area where I do not charge a trip fee. As the county seat of Guadalupe County and a town along the Guadalupe River, Seguin has a long history, and that shows up in the housing. You will find older homes in and around the historic core of town, newer subdivisions on the edges, and country properties on larger lots outside the city limits.

That variety is exactly why I like to slow down and look at each house on its own terms. An older Seguin home deserves a careful look at the foundation, framing, roof and the age of the electrical and plumbing systems. A newer home deserves a different kind of attention, to catch construction shortcuts and finishing problems while there is still time to get them fixed. For properties outside town, I also offer on-site sewer system (septic) and private well inspections alongside the home inspection.

Seguin is on the Coastal Plains side of the Balcones Fault Zone, east of the line where the Hill Country begins. The land there is generally flatter and the soils can be deep and clay-heavy, and clay swells when it is wet and shrinks when it dries. That movement is one reason I pay attention to foundation cracking, doors and windows that stick, and how water drains away from the house. I have worked on both sides of the fault zone, so I know that what is normal for a Hill Country lot is not always normal here.

I have been inspecting homes since 2016. I am licensed and insured, TREC#22234, and I hold a pest control license, TPCL#783068, so wood-destroying insect inspections can be done at the same visit. Every full home inspection includes aerial drone use and an irrigation system inspection at no additional charge.

You will deal with me from the first text to the final report. I am quick to respond, I document findings on site as I go, and I explain them in a way that makes sense whether you have bought five houses or none. If you are buying, selling or building in Seguin, text me the property address and ask for my first availability.
