Garden Ridge, Texas

Garden Ridge home inspections, right down the road

Garden Ridge is a small city in Comal County just southwest of New Braunfels, roughly 12 miles from my home base, on the way toward San Antonio. It is one of the closest communities I serve, so scheduling is usually easy and there is never a trip fee.

The area sits at the edge of the Hill Country, and the homes tend to reflect that. You will see a lot of houses on larger lots than you find in the middle of a city, including some with generous yards and room to spread out. Larger lots can mean more to look at: grading and drainage around the house, trees close to the structure and, in some cases, an irrigation system, a pool or a private well and on-site sewer system. I offer all of those inspections, and aerial drone use and the irrigation system inspection are included at no additional charge with every full home inspection.

Garden Ridge sits near the western edge of the Balcones Fault Zone, on the Hill Country side, where limestone is close to the surface and soils are often thin and rocky. That is a different setup from the deep clay soils on the Coastal Plains side, east of I-35, and it changes what I look for around foundations, drainage and grading. Because I regularly inspect homes on both sides of the divide, I can explain how the ground under your house may influence what I find, while keeping my conclusions to what I can actually observe.

I have been inspecting homes since 2016, before the Central Texas housing boom. I am licensed and insured, TREC#22234 and TPCL#783068, and I can add a wood-destroying insect inspection at the same visit. Buyers get a clear picture of what needs attention now and what can wait. Sellers can use a pre-listing inspection to learn about issues early, before they come up during a sale.

There is no office between you and me. I answer my own messages, I report on site while I work, and I explain what I find so you are not left with a stack of jargon. If you are buying, selling or building in Garden Ridge, text me the property address and ask for my first availability.
