Buda home inspections from a New Braunfels inspector who makes the drive

Buda is roughly 35 miles northeast of New Braunfels, in Hays County just south of Austin along I-35. I count it as part of my regular service area, and because it is within 50 miles of New Braunfels, I do not add a trip fee. Whether you are buying your first home or relocating from somewhere else in Texas, I will make the drive out.

Buda has grown with the Austin area, and a lot of the housing you will see is newer, in subdivisions that have gone up over the last several years, alongside some older homes and properties with more land outside the center of town. The right inspection depends on which of those you are looking at. For a newer home, I pay close attention to workmanship, drainage and grading, and the details that tend to get rushed. For an older home or a larger property, I look carefully at the foundation, roof, framing and the age of the major systems, and I can add on-site sewer or private well inspections when the property has them.

Buda is another town along the Balcones Fault Zone, where the Hill Country meets the Coastal Plains going east to west. Limestone-based, rockier ground is more common toward the west, and heavier, clay-rich soil is more common as you head east. That geology affects how foundations settle and how water moves across a lot, so I consider which side of the divide a home is on. I work on both sides, which gives me a wider reference point than someone who only ever sees one kind of ground.

New construction buyers can have me out at the pre-pour slab, pre-drywall and final completion stages, and I schedule warranty inspections at the 11-month point so you have a list ready for your builder. Every full home inspection includes aerial drone use and an irrigation system inspection at no additional charge.

I have been inspecting since 2016, and I am licensed and insured, TREC#22234 and TPCL#783068. I answer my own messages, I report on site, and I explain findings plainly. Text me the Buda property address for my first availability.
