Canyon Lake, Texas

Home inspections around Canyon Lake and the Hill Country

Canyon Lake is about 15 to 20 miles northwest of New Braunfels, in Comal County, built around the reservoir on the Guadalupe River. It is part of the Texas Hill Country, and the homes there are different from what you see in town. You will find lake houses, weekend homes, and homes on hilly, rocky lots, along with newer builds going up in the surrounding area.

Properties like these can come with extra items to evaluate. Many homes outside city limits in the Hill Country rely on a private well and an on-site sewer system (septic), and I offer both of those inspections alongside the home inspection. Sloped lots and rocky ground can also make me pay closer attention to the foundation and to how water drains around the house, so I look at those closely. If the property has a pool or spa, I can inspect those as well, and the irrigation system inspection is included with every full home inspection at no additional charge.

Canyon Lake is solidly on the Hill Country side of the Balcones Fault Zone. The soil is often thin, with limestone close to the surface, which is very different from the deep clay soils you find east of I-35 on the Coastal Plains. Because I inspect homes on both sides of that divide, I know that rocky ground tends to bring its own concerns for foundations, drainage and grading, such as runoff on a slope or a slab that sits on rock instead of soil. I describe what I can observe and explain why it matters for your particular lot.

I have been inspecting since 2016, before the Central Texas housing boom. I am licensed and insured, TREC#22234 and TPCL#783068, so I can also check for wood-destroying insects at the same visit. There is no trip fee within 50 miles of New Braunfels, so the drive out to the lake does not add to your cost.

Buying a lake or Hill Country home is a big decision, and you should hear about the property from the person who inspected it. I report on site, explain findings clearly, and answer your questions as we go. Text me the property address for my first availability.
