Home inspections in San Marcos, from one inspector to you

San Marcos is roughly 20 miles northeast of New Braunfels along I-35, an easy drive that is well inside my no-trip-fee area. It is the county seat of Hays County and sits on the San Marcos River, and it is also home to Texas State University. That gives the town a housing mix that is different from its neighbors, with older homes close to downtown and the university area, and newer subdivisions built as the city has grown.

A home near the older parts of town gets a patient, hands-on look at the foundation, roof, framing, plumbing and electrical systems, because age shows up in all of them. A newer home gets a close look at the workmanship, since a house can look finished and still have problems hiding behind the paint. Either way, you get my honest read of the property and an explanation of what matters and what does not.

San Marcos sits on the Balcones Escarpment, the Balcones Fault Zone's visible edge, where the Hill Country to the west drops toward the Coastal Plains to the east. The San Marcos Springs are a well-known sign of that geology. Depending on which side of town a house is on, you may be dealing with rocky, limestone-based ground or with deeper clay soil that moves with the seasons. Because I inspect homes on both sides of that fault line, I know that the same visible symptom can mean different things from one neighborhood to the next, and I try to give you the context along with the finding.

I started inspecting in 2016, before the Central Texas housing boom, and I am licensed and insured with TREC#22234 and TPCL#783068. My services include pre-purchase and pre-listing inspections, foundation and framing assessments, wood-destroying insect inspections, pool and spa inspections, and on-site sewer and private well inspections for properties that need them. Every full home inspection includes aerial drone use and an irrigation system inspection at no additional charge.

It is just me, so there is no office to route through. You text, I answer, and I show up and do the inspection myself. I report on site and walk you through what I find. If you are looking at a San Marcos home, text me the address and ask for my first availability.
