Home inspections from an inspector based right here in New Braunfels

New Braunfels is where A.M.P. Inspections is based, so when you text me a New Braunfels address, you are reaching the person who will be walking the property. There is no dispatcher and no office staff in between, just me. I have been inspecting homes since 2016, before the housing boom reshaped Central Texas, and I have seen this stretch of the I-35 corridor grow a great deal since then.

New Braunfels is the county seat of Comal County, with parts of the city reaching into Guadalupe County, and it sits along the Comal and Guadalupe rivers between San Antonio and Austin. You will find a real mix of housing here: older homes near downtown and the historic parts of town, and newer subdivisions and new construction on the growing edges of the city. Each one asks different questions. With an older home, I am looking closely at how the structure, foundation and systems have aged. With a newer home, I am watching for the things that get missed when a house is built quickly.

New Braunfels sits right on the Balcones Fault Zone, where the Gulf Coastal Plains meet the Texas Hill Country. Drive from the west side of town to the east and the ground changes with you: hillier, rocky terrain over limestone on one side, flatter land with deeper, clay-rich soil on the other. The Comal Springs rising in town are one reminder of that fault line. Foundations, drainage and grading do not behave the same way on both sides, so I keep the setting in mind when I look at a house here. I report what I can see, and I will tell you when something is worth a closer look by a specialist.

If you are building in New Braunfels, I can inspect at the stages that matter most: pre-pour slab, pre-drywall and final completion, plus a warranty inspection at the 11-month mark before your builder's warranty runs out. Every full home inspection also includes aerial drone use and an irrigation system inspection at no additional charge.

Because I live and work in town, getting on your schedule is usually simple, and you will never wait on a call back from someone who was not at your inspection. I explain what I find while we are on site, in plain language, so you leave understanding the house you are buying, selling or building. Text me the address and I will send my first availability.
