Home inspections for Marion and the surrounding countryside

Marion is a small town in Guadalupe County, a short drive south of New Braunfels between Cibolo and Seguin, and northeast of San Antonio. It has a small-town feel, and the properties around it are often homes on larger lots and country acreage, mixed with smaller town homes. I like inspecting places like this, because every property is a little different and deserves a careful look rather than a template.

Homes outside a city water and sewer system can have extra pieces to evaluate. I offer on-site sewer system (septic) and private well inspections alongside the home inspection, so you can understand the whole property, not only the house. If the property has a pool or spa, I can inspect that too, and the irrigation system inspection is included with every full home inspection at no additional charge. I also fly a drone over the roof when it helps, which is included as well.

Marion is out on the Coastal Plains side of the Balcones Fault Zone, east of the Hill Country. The soils in country like this are often deeper and heavier with clay, and clay moves with the weather, so I watch foundation movement, drainage and grading closely, especially on homes sitting on larger open lots. I also inspect plenty of rocky Hill Country properties, and having seen both kinds of ground is a big part of why I can explain what is typical for a Marion property and what is not.

For older homes, I look hard at the foundation, framing, roof and the age of the electrical, plumbing and heating and cooling systems. For newer homes, I look for construction issues that are best caught early. Wood-destroying insect inspections are available at the same visit under my pest control license, TPCL#783068.

I have been inspecting since 2016, before the Central Texas housing boom, and I am licensed and insured, TREC#22234. Marion is within 50 miles of New Braunfels, so there is no trip fee. It is just me, so you get quick answers and clear explanations straight from the inspector. Text me the property address and I will send my first availability.
