Home inspections in Lockhart, TX

Lockhart is the county seat of Caldwell County, northeast of New Braunfels, and the Texas Legislature has named it the Barbecue Capital of Texas. It is one of the farther towns I serve, so I like to confirm the details when you text me the address. Once I know the property, I can tell you my first availability and make sure you know exactly what to expect.

Lockhart has the kind of housing that rewards a careful inspector. Around the historic downtown and courthouse square, you will find older homes, and an older house has had decades for its foundation, framing, roof, electrical and plumbing to age. I spend extra time on those items and explain what is normal wear and what needs attention. On the edges of town and in the surrounding countryside, you will find newer homes and properties on larger lots, where I can also inspect on-site sewer systems (septic) and private wells.

Lockhart is well east of the Balcones Fault Zone, out on the Blackland Prairie and Coastal Plains side. The soil there is generally deeper and clay-rich, a different world from the thin, rocky ground over limestone you find in the Hill Country on the west side of the fault. Clay-rich soil expands and contracts with moisture, so I pay close attention to foundation condition, grading and drainage. I have seen both sides of the fault zone, so I can put what I find in perspective instead of treating every house the same.

I started inspecting in 2016, before the Central Texas housing boom. I am licensed and insured, TREC#22234 and TPCL#783068, so I can include wood-destroying insect inspections too. My services cover pre-purchase and pre-listing inspections, foundation and framing assessments, pool and spa inspections, and new construction phase and warranty inspections. Every full home inspection includes aerial drone use and an irrigation system inspection at no additional charge.

You will hear back from me, not an office. I am quick to respond, I report on site as I work, and I explain what I find in plain language. If you are buying, selling or building in Lockhart, text me the property address and ask for my first availability.
