Kyle, Texas

Home inspections in Kyle, TX, from the inspector himself

Kyle is about 30 miles northeast of New Braunfels on I-35, between San Marcos and Buda in Hays County. That is still inside the 50 miles where I do not charge a trip fee, so you pay for the inspection and not for the drive. Kyle is one of the fast-growing communities in the Austin to San Antonio corridor, and much of the housing there is newer, in subdivisions built over the past couple of decades, with some older homes closer to the original center of town.

When I inspect a newer home, I am looking for what a quick build can leave behind: workmanship issues, drainage and grading problems, missing or incomplete details, and items that should have been caught before the builder handed over the keys. If you are building in Kyle, I offer pre-pour slab, pre-drywall and final completion phase inspections, along with a warranty inspection at 11 months. For resale homes, you get a full look at the roof, structure, foundation, electrical, plumbing, and heating and cooling, with an explanation of what is urgent and what can wait.

Kyle sits right along the Balcones Fault Zone, near the place where the Texas Hill Country gives way to the Coastal Plains. Toward the west side of town, the ground tends to have a more Hill Country character, while farther east, the soils lean toward the deep, clay-rich ground of the prairie. Because I inspect on both sides of that line, I know foundations, drainage and grading can behave differently from one part of Kyle to another, and I explain what I see in that context without overstating what a visual inspection can tell you.

I began inspecting in 2016. I am licensed and insured, TREC#22234 and TPCL#783068, and I can add wood-destroying insect, pool and spa, or on-site sewer inspections when the property calls for them. Every full home inspection includes aerial drone use and an irrigation system inspection at no additional charge.

Because it is only me, communication stays simple. I am quick to respond, I document findings on site, and I will explain anything you do not understand. If you are buying or selling a home in Kyle, text me the property address and I will send my first availability.
