Hill Country home inspections in Bulverde and Spring Branch

Bulverde and Spring Branch are neighboring Hill Country communities in Comal County, west of New Braunfels along US 281 north of San Antonio. Bulverde is roughly 20 miles from my home base and Spring Branch is a little farther out, both well inside my no-trip-fee area. The two towns share a lot, including wooded lots, rolling terrain and plenty of homes sitting on an acre or more.

Homes on acreage can come with more to evaluate than a typical neighborhood house. Many properties out here rely on a private well and an on-site sewer system (septic), and I offer both of those inspections alongside the home inspection, so you can understand the whole property instead of only the house. Hilly lots and rocky ground make foundation and drainage worth a careful look, and trees close to the house and a long driveway deserve a glance as well. When a home has a pool or spa, I can inspect those too, and the irrigation system inspection is included with every full home inspection.

Bulverde and Spring Branch are firmly in the Texas Hill Country, west of the Balcones Fault Zone. Expect thin, rocky soil with limestone close to the surface, often with slopes. That is a big contrast with the deeper, clay-rich soils on the Coastal Plains to the east, and I keep that contrast in mind because it changes how foundations, drainage and grading perform. Working across both sides of the fault zone gives me a perspective that helps me explain what is expected for a rocky Hill Country lot and what deserves a second look.

I have been inspecting since 2016, before the Central Texas housing boom. I am licensed and insured, TREC#22234 and TPCL#783068, so wood-destroying insect inspections can happen at the same visit. If you are building out here, I can inspect at the pre-pour slab, pre-drywall and final completion stages, and I do warranty inspections at 11 months. Aerial drone use is included with every full home inspection, which is especially useful on larger rooflines and bigger lots.

It is just me, so you get quick answers and direct explanations from the person who did the inspection. I report on site and walk you through what I find. For homes in Bulverde or Spring Branch, text me the property address and ask for my first availability.
